Summary
Online plot registration in Telangana through the IGRS portal requires identity proof such as Aadhaar, PAN, or passport, along with address proof for the buyer and seller. You must also upload the sale deed or title deed, a 30-year encumbrance certificate, property tax receipts, and passport-size photographs of the parties. Registration charges are paid online, and the parties then visit the Sub-Registrar Office for verification after booking a slot.

To register a plot online in Telangana via the IGRS portal, the buyer and seller must provide identity documents plus address proof. It also includes the sale or title deed, an encumbrance certificate covering 30 years, property tax receipts, and passport-size photos of both parties. After paying the registration charges online, the parties book an appointment and attend the Sub-Registrar Office for verification. Below, I have shared Telangana plot registration documents online.

Which Papers must Buyers and Sellers Upload on the IGRS Portal?

  1. Original Documents: Signed originals bearing the signatures of every party to the transaction, ready for upload.

  2. Encumbrance Certificate: Confirms the plot is free from mortgages, loans, and other legal liabilities.

  3. Stamp Duty Proof: Demand draft or bank challan showing full stamp duty payment.

  4. Property Card: Official record describing the plot and its ownership details.

  5. Section 32A Photo Form: Photographs of all executants and witnesses attached to the form.

  6. Identity Proof: Valid identity documents of the buyer, seller, and every witness.

  7. PAN Card: PAN cards of the parties involved in the sale.

  8. Aadhaar Card: Aadhaar cards of every party signing the deed.

  9. Address Proof: Current residential address documents of both buyer and seller.

  10. Power of Attorney: Required only when an authorised agent represents either party.

  11. Plot Photograph: A clear photograph of the plot’s exterior, taken before registration.

  12. Pattadar Passbook: Needed when the plot is classified as agricultural land.

After completing portal payments, book a time slot at the sub-registrar’s office. At the SRO, the officer prepares a check slip from your uploaded deed details, followed by fingerprint-based e-KYC verification against the Aadhaar database. Once payments are verified, endorsements are printed, the document number is issued, and thumb impressions are taken. The scanned document is then uploaded to the portal for download.
