Shastri Nagar is a central residential sub-locality in Santacruz West, Mumbai. The PIN code for Shashtri Nagar is 400054. It is situated near Saraswat Colony, Khira Nagar, and Juhu Koliwada. It is a quiet enclave between SV Road and the Juhu coastline. The neighbourhood has a family-friendly vibe with proximity to Podar International School, L S Raheja College Of Arts & Commerce, and Sarla Hospital. Residents enjoy a mixed-use environment with tree-lined streets and easy access to the shopping hubs of Linking Road. Connectivity is excellent with the Santacruz Metro Station on the Line 3, located within 2.5 km. Major roads like the Western Express Highway link the area to Bandra Kurla Complex in 20 minutes and Chhatrapati Shivaji Maharaj International Airport in 10 minutes. Real estate in 2026 consists primarily of premium apartments and redeveloped builder floors. The property rate in Shastri Nagar ranges from approximately Rs. 28,500 to Rs. 49,000 per sq. ft. for 1-3 BHK units.
It’s a comfortable place for families. Streets are lined with trees, which adds to the charm.
The location of Shastri Nagar is a big plus, especially with easy access to the airport and major roads. But traffic during peak hours can be annoying. Rent feels expensive for the space offered. Daily needs are easily available. It’s a decent area, but not very budget-friendly.
Shastri Nagar has strong connectivity and a premium neighbourhood tag. Schools, colleges, and hospitals nearby add to its appeal for families. Rental demand is consistent, especially for 2 and 3 BHK units. The property prices are already high here.
It’s peaceful inside but still close to lively spots like Linking Road. Commute is smooth via the highway, and safety is good even at night. There are many cafes and gyms nearby, so daily life feels comfortable and convenient.
Getting an auto from Shastri Nagar to Santacruz station in the morning is a big task. They just refuse. The area is decent and has good food joints nearby, but this daily transport struggle is annoying.
Living here is quite nice because the internal lanes are away from the heavy SV Road traffic. Markets are just a walk away, so getting daily groceries is very easy.
The main issue here is the massive water logging during heavy rains. The lanes around Shastri Nagar ground get completely flooded and it becomes impossible to walk outside.
Location is great since I can take the Link Road easily for office. Plenty of good cafes and shops are right around the corner, making life very sorted.
The parking situation has become a total nightmare here. People just park their cars anywhere on the narrow streets, and there is absolutely no space left to even walk safely in the evenings.
The area is fine and safe for walks during the daytime. But evenings get very noisy with all the delivery bikes speeding through the lanes... wish they would slow down.
Always find great street food options whenever I visit this side. Finding auto stands near the main junctions is quite simple too, so getting around is never a major issue.
Rents are quite high in this part of Santacruz West, which is good. But the drainage system across the area needs serious work, especially before the monsoons hit every year.
I stay in a PG near the SNDT side and love how close everything is. You get cheap food, pharmacies, and autos right outside the lane. Super handy for daily life.
Traffic gets completely jammed near the main Shastri Nagar lane in the evenings. It delays all my stock deliveries, and customers avoid coming because there is zero space to park.
Commercial footfall near Sector 12 main market road stays healthy throughout the day. Deliveries get stuck during evening rush hours due to double parking outside residential gates in N Block.
Renting a flat near Shastri Nagar main road is expensive, around 45k for a small 1BHK. Walking to Santacruz station takes 10 minutes, but narrow lanes get completely packed with parked cars every evening.
Living near Willingdon Catholic Gymkhana keeps the area green and pleasant. Moving towards SV Road during evening rush hours is a nightmare due to traffic, but peaceful internal streets make daily life smooth.
Podar International School is close by which makes daily drop-offs very easy. Finding parking space outside the building is a struggle, but streets are well lit and feel very safe even late at night.
Santacruz station on the Western line is super accessible by auto. Travel towards Bandra gets jammed near Podar school junction during peak hours, but overall commute options are solid for daily office goers.
Garbage collection happens daily, but BMC drainage work near Hasnabad lane causes constant dust... water supply timings are reliable though and tree cover keeps the neighbourhood quiet.
Morning walks near the local park are peaceful. Footpaths along Shastri Nagar road are uneven and blocked by parked bikes, so one has to be extra careful while walking to local chemists.
Parking a car near Shastri Nagar lanes on weekends is a total headache. Taking an auto from Santacruz station or Western Express Highway is a much better idea if visiting friends here.
Property values here remain sky high due to western suburb demand. High rental yields from corporate tenants working in BKC, though open plots for new construction are non-existent.
PGs near Hasnabad Lane are pricey but location is top notch. Eats around SV Road are close, though auto drivers refuse short rides to Santacruz station during morning peak hours...
Commercial footfall along the main road connecting to Willingdon area is strong. Delivery vans struggle badly with narrow turns and double-parked vehicles during evening market hours.
