Why are rents in Kengeri Satellite Town still lower than many metro connected areas?

Why is Kengeri still so cheap even with the Purple Line Metro? I went to check out a few places and the space is insane, but the area feels very family only or for students. Not many places to hang out and it feels like a different world compared to the rest of the city. Does the Vrishabhavathi smell still bother people, or is it just the distance that’s keeping the techie crowd away?

hey, we've been staying in Kengeri for about a year now. Groceries from the local market are actually quite reasonable. For two people we spend around Rs. 6k-Rs.7k per month including vegetables, rice, dal, oil and milk. Vegetables from street vendors are cheaper than supermarkets and commerce apps even

Here is my Feb month's total spending in Kengeri for 2 people Rent - 14k (1BHK) Groceries/Milk - 8.5k - 9k Veggies - 2.5k - 3.2k Electricity & Water - 2.5k Wifi - 1.5k Eating out & Zomato order - 6k Total is around 36k. In Marathahalli, the rent alone would have been 25k! So yes, it is definitely cheaper.

I moved here mainly because rent was way cheaper than most tech corridors. My 2 bhk costs about Rs. 17k plus bills which would easily be Rs. 30k+ in many IT areas. For affordability alone it definitely worked out for me.

Was paying 28k in RR Nagar... same 2BHK near Bande Mutt area I got for 17k. Purple Line metro from Kengeri terminal goes directly to rajaji nagar... nice road junction morning traffic is bad but only if you are going by road... metro people are mostly fine. Budget wise good, lifestyle wise you cannot compare with Koramangala...

Straight answer bro, simple fundaa only...office on mysore road, rajajinagar, yeshwanthpur, mg road, anywhere on purple line areas then Kengeri is full paisa vasool. But office in whitefield, electronic city, outer ring road, marathahalli side then Kengeri will slowly drive you pagal. Purple Line metro is a total game changer but only if your destination is on that same line itself. Otherwise yaar, cheap rent is just ek dum trap only, nothing else.

I actually like living here because it’s peaceful and less crowded than IT hubs. My office has hybrid mode so its WFH most days and the long commute sometimes doesn’t bother me. If I had to travel daily I’d probably move closer to the office.

Honesttly, it doesn't matter. The rent maybe cheap but you end up speding a lot of transportation, which come close to what you would have spent if any apartment.

Bro water tanker near subhash nagar side buildings is straight up gone case. Bore well fails, tanker bill will be 800 to 1200 just like that. Auto fellows inside KST also too much yaar, 80 to 100 for 5 mins distance, full oversmartness. These things will add 2k to 3k every month only. See the rent, feel happy, then month end comes and you are like what happened to my money. Think about all this before finalising budget da.

Depends on your lifestyle. Still it's much cheaper than many areas of bangalore. We have a 3BHK and rent is about Rs. 24k, groceries roughly Rs. 12k for three people and utilities around Rs. 3k-4k plus miscellaneous. Our total monthly cost is usually close to Rs. 50k- 60k.

Don't even bother looking on the apps. They’ll show you the same 5 overpriced managed flats. Just take a weekend, ride around Shirke Layout or Kommaghatta on a bike, and look for TOLET boards. I found a 2BHK for 16k last month just by talking to a bakery uncle. The internet price for this area is a scam.

I have seen that this area, Kengeri Satellite Town, still feels affordable compared to many parts of Bangalore. Rents have gone up a little with the metro and new apartments, but it’s still a good option for lower rent and bigger houses.

I moved here last year mainly because of rent. Compared to most parts of Bengaluru, it’s still quite affordable. My 1BHK costs around Rs. 11k. Friends paying Rs. 20k+ in areas closer to ORR are honestly shocked when they hear my rent.
