I love how everything is close by from here. It's a bit away from the main road but grocery shops, clinics, and banks are accessible. The area is well-lit and feels secure.

Family-friendly atmosphere and gives a secure residential vibe. The only turn off is the pollution and dust from industrial units nearby.

It’s not a posh locality, but it’s very functional. Rickshaws are easily available, we’re close to the metro, and the SV Road is nearby too. The only major issue is parking. We have to park our car on the road, and sometimes it gets chaotic. Also, during the rains, the lanes do get messy. But for the rent we’re paying, it’s a very convenient place to stay in the middle of Mumbai.

What I appreciate the most is how well connected Kanchpada is. Whether it’s the railway station, the metro, or buses, everything is within reach. That means demand is always there. I bought this flat primarily for rental income, and it’s been consistent for years now.

When I bought it, the area wasn’t as developed, but over time, with the metro line and the rise of Malad as a commercial hub, property values have gone up steadily. It’s not a flashy locality, but it has solid demand among tenants who want something close to both the station and offices.
