I get tenants for my proeprty easily but whenever I look for buyers to sell the property, I realise the property appreciation rate is very slow here
I have rented a property here because the rent is affordable and connectivity is also good but did not like the fact that the government is least bothered to develop the locality. Garbage is not collected on time and neither the roads are cleaned properly
The locality is overall good and safe but there are mosquito issues and occasional power cuts especially in summer months.
I did not have a pleasant expereince living here. Waterlogging during rains is a major issue and roads are also not at all well-maintained
Rental demand is good but the poor civic maintenance and delayed infrastructure projects affect resale value.
Bommanahalli is a great area to live in especially if you're working in nearby IT sectors. My office is 15 mins away but sometimes the ORR and electronic city flyover congestion gets in the way. What I love is the easy accesibility to daily essentials and also pubs, cafes, malls and cinema halls
We have lived here for more than 7 years. Bommanahalli has grown a lot. It is just connected to the outer ring road and close to many key areas like BTM, madiwala, etc. Buying home here feels like a good decision afterall
Rental apartments are much cheaper than Koramangala or even BTM layout. It is the usual spot for techies as many companies are nearby. And the bommanahalli metro is an added bonus too. I just feel the road condtions can improve and we get more public parking space
Bommanahalli has good living atmosphere. But some parts of the area feel very dusty and noisy probably because of the ongoing construction. Plus the ORR that leads to many key places faces huge congestion. But if you're going by metro then it's a convenient
Comparatively, you get more square feet here than many areas in Bangalore for the same money. Plus the metro connectivity and ORR helps get good value and rental yield. It can be a feasible buy to rent investment

Bommanahalli is a busy part of the city with a lot of traffic, shops, offices, and constant movement throughout the day. While this makes the area very convenient for daily needs and connectivity, some people feel it has become a bit too crowded and hectic to live comfortably. For those who live in Bommanahalli or have lived there before, how does it actually feel day to day? Does the convenience make up for the traffic and crowd, or does the area feel too busy after a point? Would like to hear your honest experience.

Is Bommanahalli a good place to settle down for a year? I noticed it’s right on the highway and has the Metro, which is great for travel. For those who live there, how is the daily life, like water, noise, and general safety? Is it better to stay here and save money, or is it too chaotic compared to other residential areas?

Thinking of shifting to Bommanahalli and wanted to hear from people actually staying there. Rent seems reasonable compared to BTM or HSR but no idea how the day to day life is. Traffic kaise hai, roads theek hain ya nahi, is it safe at night, local market options, overall vibe, everything is a question mark right now. Anyone living in Bommanahalli please share your honest experience. Good or bad both are welcome, just want a real picture before deciding!

People who have done house hunting in Bommanahalli might know what it looks like. Old standalone buildings, small apartments, PGs everywhere, a very typical older Bangalore feel. Are there any new buildings coming up or still same old construction only? People who searched for houses there recently, what did you find?

so this is probably a stupid question but why do flats in Bommanahalli vanish off property sites so fast? Like I saved a listing yesterday and today it's just gone. Is this area that much in demand or is it just how these websites work? People at work keep telling me Bommanahalli is a solid choice but if getting a flat here is this competitive then i don't know man. Do people actually walk in and book same day here? how does it even work?

Finding a decent 2BHK in Bommanahalli is something many renters actively discuss when looking for homes in this part of Bangalore. The area is close to major IT corridors like Electronic City and BTM, so demand for rental homes is usually steady. But how much rent should someone realistically expect here today? Does the price change a lot depending on whether it’s a standalone building or a gated apartment? Some people say you can still find reasonable options, while others feel rents have been going up in recent years. If you’re currently renting in Bommanahalli, what’s the typical rent for a decent 2BHK, and what kind of facilities do you get for that price?

Bommanahalli has often been seen as a budget-friendly area for renters in Bangalore, especially for people working near Electronic City or along Hosur Road. Many people look here because you can still find smaller apartments, shared flats, and standalone houses at relatively lower rents compared to central parts of the city. But lately, some discussions online suggest that rents might be slowly increasing as more professionals move to this side of Bangalore. If you recently searched for a house or currently live in Bommanahalli, what rent ranges are you seeing in 2026?

Traffic thoda headache hai yahan, especially junction and Hosur Road side. Safety wise I haven’t faced any problems personally. The area stays active till late evening because of shops and small restaurants. Overall good vibe, not too fancy but doable

If you are a bachelor who likes cafes and pubs...you will find Bommanahalli very boring. There is literally nothing to do here except shop for groceries...but the only good thing is HSR is just 10 mins away by rapido...so you can stay here for cheap rent and go to HSR or Koramangala for fun. It’s a good base camp if you don't mind traveling a bit for a social life..!!

New apartments near Bommanahalli metro station are starting at 85 lakhs for 2BHK. DS Max and similar builders are putting up G+10 and G+14 buildings there. 5 yrs back nobody was launching anything here. Metro station coming has clearly changed builder interest. Begur road junction side is seeing most of the new activity.

Same thing happened to me yaar... saw a flat near Vijaya Bank Colony on NoBroker at 9 am, called at 11 am, already gone... electronic city crowd, btm crowd, silk board office people, everyone is targeting Bommanahalli because rent is still cheaper than neighbours... good flats here go in hours bro, same day booking is very normal here...

In my case the owner literally told me three other people had already come to see the flat the same evening. I had to confirm the same day or someone else would take it. I'd say don't rely only on property websites. walk around the area and ask security guards in apartments. Many flats get rented before they even appear online.

Flats in Bommanahalli go quickly because many people want to live there, especially those working nearby. If a flat is good and priced well, someone may visit and book it the same day. Once it’s taken, the website removes the listing, so it looks like it disappeared.
Chandra Sekar
13 Mar 26
Yeah, it is normal. Bommanahalli is popular because it’s close to many tech offices, so lots of people look for flats there. When a good flat appears, someone often visits and books it quickly, sometimes the same day, and the listing gets removed.

Demand is genuinely very high here. One of the biggest reasons is due to Bommanahalli’s proximity to Electronic City and BTM, and rent is pretty cheap as well compared to other posh localities.

Flat near Bommanahalli Bus Stop, rent looks 27,000 on portals... but maintenance 2,800 extra, parking 500... actual monthly rent paid is 30,300. Owners always quote only base rent online, rest you find out after moving in only. Ask total cost including everything before signing, standard trick here...

You can still find cheaper options if you’re okay with older buildings. When I was house-hunting, I saw a few 2BHK flats around Rs. 20k-25k. They didn’t have lift or power backup but they were decent for the price.
Anjan Kumar
16 Mar 26
From what I am aware, 2BHK costs between Rs. 18k and Rs. 30k per month but that just standalone buildings. In gated communities, the rent can go as high as Rs. 30k per month.

If you're working in E-City or along Hosur Road, it still makes the most sense. With the Yellow Line finally easing things up, the rent hike was inevitable. I’m seeing 1BHKs in Seenappa Layout for around 13-15k. It’s crowded and the traffic at the junction is still a nightmare, but at least I’m not paying 60% of my salary just to sleep near a park.

From what I know, rent in Bommanahalli has gone up a little, but it is still cheaper than in many other areas in Bangalore. A 2BHK usually costs around Rs. 18,500 to Rs. 28,000 per month. Older standalone buildings are cheaper, while newer apartments cost more.
Pragati Chauhan
12 Mar 26
I won't say it's cheap anymore. The newer apartments are what’s pushing prices up. Older independent houses are still relatively affordable but new buildings with lifts and parking are asking around Rs. 20k for 1 BHK
