Own a villa off Begur Road and live here with my parents. It’s not very premium, but peaceful enough. Supermarkets, clinics, even salons are nearby now. Traffic on the main road can get annoying. But once you enter the inner lanes, it’s calm and residential.
I stay here with my wife and two kids. I work in marketing, so location matters a lot. BMTC buses and cabs are easy to get. There are a few good schools and clinics nearby too. Bit dusty during construction, but overall the area is coming up well.
Looked at multiple areas before finalising here. Good infrastructure growth and strong demand from working class. Projects are affordable and give decent returns. Still waiting for civic amenities to fully catch up.
Moved to Begur Road because it’s close to my office near Electronic City. Travel time is less now. Roads have improved, but still get traffic in peak hours. I found a good 2BHK at decent rent. Supermarkets and eateries are nearby. It’s not very posh, but convenient and safe.
Renting a flat here is quite reasonable compared to the rest of the city. Getting daily groceries is very easy with so many small shops and supermarkets right on Begur Road, everything is within walking distance.
The traffic from Begur junction up to Bommanahalli is an absolute nightmare during peak hours. The road is too narrow for the number of cars and bikes, and the constant honking is a daily headache...
The inner residential layouts are very peaceful and safe for evening walks. There are good schools and pre-schools within a 2 kilometer radius, so one doesn't have to travel far for basic education needs.
Travel to Electronic City is manageable via the back roads, but the public bus frequency on Begur Road is very poor. If you don't have your own bike or car, relying on autos gets quite expensive.
Water supply is a massive issue here as the whole area depends heavily on private tankers. To make it worse, the BBMP rarely clears the garbage piles from the roadside corners, creating a terrible smell.
Having multiple clinics and medical stores nearby is very reassuring. The main road footpaths are badly broken and unusable, but the side lanes inside Viswapriya Layout are much quieter and better for morning walks.
Visiting friends here on weekends is nice because of the local food joints and bakeries. However, finding a place to park a car on the main road is a huge task since everything is packed.
The area has grown fast but the basic drainage is completely messed up. Even a short spell of heavy rain leads to instant waterlogging on the roads, and the dust from ongoing civic repairs is constant.
Staying in a PG here is cheap and budget curry points are available at every corner. The main streets stay well-lit and busy until late, so walking back from the bus stop feels totally safe.
Footfall is great because of the dense residential crowd in the apartments around. But getting stock delivered is a struggle since the main road is tight and delivery trucks find no space to halt.

I bought a flat on Begur Road three years ago. The value has gone up nicely since then. New projects coming up everywhere. Not very polished yet, but definitely improving. Metro line nearby is a big plus. Rental demand is strong, especially from IT folks.
