For a standalone plot.
For Seller
Still holding a paper Khata for your plot, house or apartment in Bengaluru? BBMP's move towards digital records means it's worth converting now rather than later. We digitise your existing Khata and file it on BBMP's e-Khata portal so your record is future-ready.
For a standalone plot.
For an individual house.
For an apartment — includes builder/association NOC coordination where required.
The Karnataka government and the BBMP have been moving property records from paper Khatas to e-Khata, a digital Khata issued through an online system. An e-Khata is created from verified ownership and property data and is meant to reduce forgery, duplicate Khatas and middlemen in the process. It is increasingly what banks, registrars and buyers expect to see.
Converting means applying with your existing Khata, the sale deed or title document, the Encumbrance Certificate, the latest tax-paid receipt and identity proof, then verifying the details and getting the e-Khata issued. It applies to residential plots, independent houses and apartments, and the process differs a little between them. For apartments, the builder or association papers may be needed in some cases. Errors in the old record, such as a wrong name, area or survey number, will carry over, so they need to be fixed first.
Owners usually start this because a bank, a buyer or a new transaction asks for it. It is smoother to convert before you need it, since a mismatch discovered in the middle of a sale delays everything. We check your documents for mismatches, make the application, follow it and get the e-Khata certificate and extract delivered. Procedures and eligibility are updated by the authority from time to time, and we confirm the current requirements when we start.
