Hi, Midun54! Right now, it is doubtful that Bangalore property prices will decline significantly. Instead, prices may stop rising quickly, remain steady for a while, or fall slightly in some areas. As far as I saw, property prices have nearly doubled in the last 5 years even though sales have decreased by approx 9%. Also, people continue to buy properties due to the growth of many companies in Bangalore.

Where can Bangalore Property Prices Fall or Stay Flat?

  • Outer areas
Many new developments have begun in Sarjapur, Yelahanka, and Hoskote. But the roads and other infrastructure there are in poor condition. Prices may remain flat, and purchasers may receive greater discounts in these areas.
  • Expensive properties
Homes priced above Rs. 2 Crore may take longer to sell due to a higher number of unsold options.
  • Properties ranging between Rs. 80 lakh and Rs. 1.5 Crore
Some first-time buyers are hesitating because they are concerned about job stability in the IT industry. However, areas like Whitefield, ORR, and the Hebbal–Devanahalli side remain strong due to employment opportunities, office spaces, and improved infrastructure.

I cannot say with certainty will real estate prices fall in Bangalore, but I feel they won’t. The influx of people, development of companies and the demand of properties affect the market and the price trend always seems to be increasing. However, in the second half of the year, especially from April onwards, there has been a decline in demand to buy properties. If this goes on, the price might fall.

Will Property Prices Fall in Bangalore?

I have been in this real estate industry for a long time and from my perspective, the prices won’t fall. During January to March, the demand for properties increased in the city substantially but from April onwards, there seemed to be a decline of 8.5% to buy properties ranging between Rs 80 and Rs 1 crore and a 12% drop for properties ranging between Rs 60 and Rs 80 lakh. This is mainly because people are more interested in rental properties. 

But there is good news, properties between Rs 3 crore and Rs 4 crore saw a good spike in the second quarter, which hints that homebuyers are upgrading towards properties worth Rs 1 crore or more.
