Where can Bangalore Property Prices Fall or Stay Flat?
- Outer areas
- Expensive properties
- Properties ranging between Rs. 80 lakh and Rs. 1.5 Crore
Should You Wait for Bangalore Property Rates to Fall?
You shouldn't wait for a 30% price decrease because it might never happen in Bengaluru. Instead, this slower market can be an opportunity to negotiate. If your house financing has been authorised, you may be able to negotiate a lower price, more flexible payment choices, and other perks with the builder. Before purchasing, compare the property's pricing to similar properties nearby and determine how much rent you may generate from it. This helps you determine whether you're paying too much. I cannot say with certainty will real estate prices fall in Bangalore, but I feel they won’t. The influx of people, development of companies and the demand of properties affect the market and the price trend always seems to be increasing. However, in the second half of the year, especially from April onwards, there has been a decline in demand to buy properties. If this goes on, the price might fall.
Will Property Prices Fall in Bangalore?
I have been in this real estate industry for a long time and from my perspective, the prices won’t fall. During January to March, the demand for properties increased in the city substantially but from April onwards, there seemed to be a decline of 8.5% to buy properties ranging between Rs 80 and Rs 1 crore and a 12% drop for properties ranging between Rs 60 and Rs 80 lakh. This is mainly because people are more interested in rental properties.
But there is good news, properties between Rs 3 crore and Rs 4 crore saw a good spike in the second quarter, which hints that homebuyers are upgrading towards properties worth Rs 1 crore or more.
