The monthly EMI for a Rs50 lakh home loan in India depends mainly on two factors: the interest rate and loan tenure. Most banks currently offer home loan interest rates between 7% and 9% per year, and repayment periods usually range from 10 to 30 years.

As the loan is repaid through Equated Monthly Installments (EMIs), the longer the tenure, the lower the EMI but the higher the total interest paid over time.

What will be the Monthly EMI for 50 Lakhs Home Loan?

For example, if you take a Rs 50 lakh home loan at around 8.5–8.75% interest, the EMI varies significantly depending on the repayment period.

  1. If the tenure is 10 years, the EMI will be roughly Rs 62,600 per month. In this case, the loan is repaid faster, so the monthly payment is higher, but the total interest paid is lower.

  2. If you choose a 15-year tenure, the EMI becomes more affordable at around Rs 49,900 per month. This option offers a balance between manageable EMIs and moderate interest costs over the loan period.

  3. For a 20-year home loan, which is one of the most common options for home buyers, the EMI for Rs 50 lakh is typically around Rs 43,000 – Rs 44,000 per month, depending on the lender and interest rate.

  4. If you extend the tenure to 25 years, the EMI decreases further to about Rs 41,000 per month. However, while this reduces the monthly burden, the total interest paid over the life of the loan becomes much higher because the repayment period is longer.

Apart from tenure and interest rate, your actual EMI may also depend on factors such as credit score, lender policies, loan type (fixed or floating rate), and down payment amount. Hope you get an idea of the monthly EMI for 50 lakh home loan.
