I can tell you the resale flat registration process in Noida. The process involves 7 stages: title verification and legal check, drafting the sale deed, payment of stamp duty, paying the registration fee, document submission, registration appointment, collection of registered documents and mutation of property. Steps for Registration of Resale Flat in Noida


  1. Title Verification and Legal Check: The buyer must verify the property’s legal status and that it has a clear title. The buyer must review the title deed, Encumbrance Certificate and obtain the necessary NOCs.

  2. Drafting the Sale Deed: This document transfers the title of the property from the seller to the buyer. A legal professional drafts the sale deed to ensure factual accuracy and legal compliance.

  3. Paying the Stamp Duty: The stamp duty is a compulsory tax that has to be paid to validate the sale deed. The stamp duty in Noida is 7 percent of the property’s value for male buyers and 7 percent minus Rs. 10,000 for female or joint buyers. 

  4. Paying the Registration Fee: This fee is usually 1 percent of the property’s market value, with a minimum flat fee for lower value properties. It has to be paid online through the IGRSUP portal, just like the stamp duty.

  5. Document Submission: Next, the buyer has to submit relevant documents to the Sub-Registrar’s Office. 

  6. Registration Appointment: Schedule an appointment with the Sub-Registrar’s Office for registration. Both parties must be present, along with two witnesses. The sub registrar will verify the documents and execute the sale deed by signing and sealing it.

  7.  Collecting the Registered Documents: The registered sale deed will be issued in a few days. The buyer must collect the documents from the Sub-Registrar’s Office. 

  8. Property Mutation: The buyer has to then apply for mutation of the property at the local municipal office. Mutation transfers the property’s title to the buyer’s name in the municipal records, making sure of the proper property tax billing in the future.
