In 2013, the Noida Authority granted permission for mixed land use. Wherein, the policy had mentioned that the allottees of residential and industrial properties can turn them into "mixed land use" by paying a conversion cost, which the Noida Authority has defined as 25% of the difference between the prevailing residential or industrial sector rate of the area where the property is located. However, last year, it was changed to 10% from 25%. Yet, you can convert your plot in the guest house if:
a. The land should face a road that has a minimum width of 24 metres.
b. The sector road, service road or a green belt lies between your property and the 24-m-wide road, but not buildings.
c. You will need to pay the ‘impact fee’ to the Noida Authority.
d. Parking provisions should be made inside the premises and in accordance with provisions of Nodia’s building regulations.
So, you can definitely convert your plot for the use of a guest house if it fits into the criteria prescribed by the Noida Authority.
