HDFC Bank demands full legal and financial validation of the property and the applicant before it will sanction and disburse funds.

1) KYC (Identity and Address)

You must submit government-issued identity and residence proofs for all applicants or co-applicants. Acceptable documents include:

  • PAN Card (or Form 60 if PAN isn’t available)

  • Passport, Voter ID, Driving Licence

  • Aadhaar (with photo)

2) Income and Financial Proof

For salaried applicants:

  • Last 3 months’ salary slips

  • Last 6 months’ bank statements showing salary credits

  • Latest Form 16 and ITRs (Income Tax Returns)

For self-employed applicants:

  • ITRs for the last 3 years (with computation of income certified by a CA)

  • Business balance sheet and Profit & Loss accounts

  • Last 6 months bank statements

3) Property Documentation

Even though the property has E Khata, HDFC will want full title clarity:

  • Executed Sale Deed or Allotment/Buyer Agreement

  • E Khata document plus khata extract (to show municipal recognition)

  • Latest property tax paid receipt

  • Encumbrance Certificate (EC) proving a clear title for a relevant period

  • Approved building plan (if construction exists)

4) Supplementary and Process Papers
  • Filled and signed HDFC home loan application form

  • Passport-size photographs of all applicants

  • Proof of own contribution (down payment)

  • Appointment letter (if employed for less than 1 year)

  • Cheque/e-payment for processing fees

Since e-Khata is granted by BBMP for compliant and tax-paid homes, HDFC generally accepts it, as long as all supporting documents are clear and verifed.
