  • Land Clearance
Land Clearance is needed when a builder wants to convert his agricultural land into a non-Agriculture purpose for the construction of a building. The builder needs to get clearance from the concerned authority for construction on the agricultural land.
  • Zonal clearance 
After completing the formalities of getting the land title and land clearance from the concerned authorities, the revenue department allots the ownership under the provision of the local body act.
  • Building approval

  • Copy of the plan: Among the list of documents required for obtaining permission for construction of residential building, copy of the plan is of utmost importance. A developer needs to submit four copies of his building plan to the MCD, or several copies as per the requirement of the locality.

  • Proof of entitlement: A developer has to prove his entitlement of the land, i.e., the lease deed or the sale deed upon which he is planning to do the construct work. 
  • Specification of the proposed construction: Two copies of specification of the proposed construction have to be filled in the prescribed form.
  • Supervision certificate: A supervision certificate, duly signed by a registered engineer or architect, a supervisor and a plumber, has to be submitted in a prescribed format. 
  • Completion certificate: Next in the documents required for house construction permission, you must obtain CC under Section 346 of the DMC Act to obtain a completion certificate when the construction is complete.
  • Rain water harvesting certificate: You also have to present a rainwater harvesting certificate if the size of the plot goes beyond 100 square meters.

GVMC building plan approval list:
  • Registered title deed
  • Photos of a plot from each direction
  • Extract of master plan indicating the location of the site
  • Latest EC
  • Updated property tax (H.T / VLT) receipt
  • Declaration of owner
  • Notarised affidavit with SRO stamping
  • Past sanctioned plan copy (if the present complex has approved previously) Registered gift deed for road widening portion of the site affected under the proposed master plan (wherever required).

Hi, Similar to other cities, Pune's municipal government is in charge of granting building permits. The Pune Municipal Corporation's Building Permission department is in charge of granting the necessary licences and certificates for both new and old buildings. 

Documents required for plan approval in Pune:

  • Duly filled in application form (MRTP form & Development form) 
  • Copy of registration of Licensed Engineer/Architect
  • Proof of Ownership document - latest copy of 7/12 extract/property card/ B. FORM (Applicable in TP Scheme)  
  • Proposed building plan drawing - 5 copies  
  • Demarcation copy (Within 4 years of application)
  • Copy of sanctioned layout (if applicable)
  • Zoning demarcation
  • NOC from Land acquisition department, PMC
  • Property Tax clearance certificate
  • Appointment letter of Structural Engineer
  • Title & search report
  • ULC order (If applicable)
