Is brokerage to be paid on rental agreement renewal?

I will answer the question from Owners point of view. An owner has to rent his flat for this life time. Its his source of earning. Its easy to rent new property but as the age of property increases real efforts starts there. Owners required brokers to rent his property. Renting is time consuming process. When broker brings a tenant then there is a mutual agreement. If i break the mutual agreement and start renewing agreement on own then no brokers will help further to find tenants. That's a huge loss for me. Tenants come and go. Do any tenants keep in touch to owner after they move out of flat. The answer is no. So why i should risk my earning.

From what I know the payment of brokerage on rental agreement renewal depends on the terms and conditions agreed upon by the landlord, tenant and the broker. If the renewal agreement was negotiated and facilitated by a broker, then it is typical to pay a brokerage fee. However, if the renewal is done directly between the landlord and the tenant, without involving a broker, then it is not necessary to pay  brokerage fee again.
