Pre-launch projects in Gurgaon often look very attractive because the prices are lower and the offers seem very good. Many buyers book early, thinking they will save money. But in real life, most of these projects do not finish on time. Usually, there is 3 to 7 years of delay in stressed legacy projects. Delays can happen for many different reasons, not just one single cause, which I mentioned below.

Why Do Pre-Launch Projects in Gurgaon Get Delayed or Stuck?

  • First, approvals take a lot of time. Builders need clear permission from many departments, such as land use, environment, and local authorities. 

    • If any approval gets late or stuck, the whole project stops. 

    • Projects require 40 to 50 different permits, which range from the Airports Authority of India to state environmental clearances. 

  • The builder's financial issues also cause delays. 

    • Some builders start projects with limited money and depend on early bookings. 

    • If sales are slow, they may not have enough funds to continue construction on time.

  • Legal or land disputes can suddenly stop work. If there is any issue in land ownership or a court case, construction gets paused until it is cleared.

    • Check the official registration status of the project on the Haryana RERA website.

    • Confirm that the builder has the correct property ownership paperwork and appropriate zoning licenses from the DTCP. 

    • Avoid non-bankable, unregistered EOI cheques, which provide essentially no legal protection if the project is blocked. 

  • Contractor and labour shortages can also slow down progress. Even if approvals are done, a lack of workers or poor planning can delay work.
