Determine the total buildable area on the property. The applicable Floor Area Ratio (FAR) laws in your area will determine this. If the FAR is 2, there will be a total built-up area of 2 x 3000 sq ft = 6000 sq ft.
The size of each apartment is divided by the total built-up area. Thus, 6000 square feet divided by 1200 square feet equals 5.
