Okay so this is one of those things that seems obvious until you're actually standing in front of three contractors giving you very different quotes and you have no idea who to trust.
See, a good company isn't just one that shows up on time, it's one that gives you a detailed written quote upfront, breaks down labour vs material costs separately, and doesn't ask for more than 20-30% as an advance. If someone's asking you for 50-60% before they've even started work, I would say you refuse giving your house to them.
I highly recommend you ask to see completed projects, specifically ones similar to your scope. If you're doing a full flat renovation in Bangalore or Mumbai, ask if they've done apartments in similar societies because the rules around working hours, material lifts, and waste disposal vary a lot.
A good renovation company would do the following things in my opinion:
They assign a dedicated site supervisor, not just a contractor who visits once a week and leaves his team unsupervised.
They provide a written contract with a clear timeline, milestone-wise payment schedule, and a defect liability clause.
They source material themselves or give you options, not just push one brand with a suspiciously high margin.
They're responsive. If it takes them two days to reply during the sales stage, imagine how it'll be once your walls are broken open.
This is all.
