Summary
Obtaining a Khata Certificate and Extract from the BBMP normally takes 30-45 working days. According to the Karnataka Sakala Services Act, the BBMP is legally required to handle Khata-related applications within 45 days, provided that all paperwork is accurate and taxes are paid in full.

Getting a Khata Certificate and Khata Extract from BBMP usually takes between 15 and 45 working days. This is the case if all property documents are correct and there are no legal or tax-related issues. Under the Karnataka Sakala Services Act, BBMP is expected to process Khata-related applications within 45 days. Below, I have shared how long does it take to get Khata certificate and extract from BBMP.

What are the BBMP Khata Certificate and Extract Timelines?

With the introduction of the BBMP e-Aasthi portal and e-Khata system, many straightforward applications are now being approved much faster, sometimes within 2 to 7 days for digitally verified properties.

The actual timeline depends on several factors, such as whether the property already has an existing A-Khata, whether property taxes are fully paid, and whether the uploaded documents match BBMP records.

  • According to recent BBMP announcements, many final e-Khata applications are being processed within 48 hours. This mainly applies to properties with already verified records.

  • New E-Khata or Khata with minor corrections usually takes 10 to 15 days. This applies if you need to provide additional information (such as a sale deed or Aadhar) to complete the E-Khata.

  • In most standard cases involving Khata transfer after property registration, applicants receive the Khata Certificate and Khata Extract within 15 to 45 working days.

  • Properties with incomplete records, B-Khata complications, mismatched survey numbers, pending betterment charges, or missing Encumbrance Certificates may take much longer, sometimes extending to 60 to 90 days.

To avoid delays, property owners should ensure the sale deed, tax receipts, Encumbrance Certificate, PID number, and owner details are accurate before applying. Even small mismatches in names or unpaid taxes can significantly increase processing time. Hope this answers your query.
