The process of the registration of the property, flats, or the apartment involves various kinds of documents. You have to get all the documents without which the process of one's property purchase is incomplete. As per Section 17 of the Registration Act, 1908, registration of all that transactions exceeding Rs 100 involving the sale of immovable property for value is a must. All the needed documents related to the property which was to be registered should be submitted to the office of the Sub-Registrar of Assurances within whose jurisdiction the property, which is the subject matter of transfer, is situated. The authorized persons related to selling and buying of the property, have to be present along with two witnesses, for the process of registration of the required documents. The signatories who are present to witness and the authorized person should carry their proof of identity (like Aadhar, Pan Card, or any other ID proof issued by the government). In case of the agreement between any company, then the person representing that company has to carry adequate documents, like a letter of authority/power of attorney, along with a copy of the resolution of the company’s board, authorizing him to carry out the registration. Stamp duty: During the registration of any property Stamp duty plays a major role. It is a form tax that is levied on any transaction by way of which people create or extinguish any right or liability. In real estate, stamp duty forms a major component of the costs involved in property registration. Charges for stamp duty and registration are to be paid to state governments by the buyer of the property while transferring the ownership of property.
It is a legal obligation to get your land, flats, apartments or any other type of property registered. The Registration Act 1908 states that property registration is performed after the owners pay a certain amount as stamp duty and registration fee to the state government. In order to know how to register land or how to register property, I have given below the process and resources where you can easily register flat and property online and offline. You can also check out the basic documents that are required to register property in any state. Before telling you about how to register land or property, I would like to share a list of information and documents you must hold.
  1. Details of your property: area, address, pin code, number, etc.
  2. Type of property: Agricultural, residential or commercial (land, plot, property)
  3. Ownership details: property sale/purchase, gift or lease
  4. Details of the owner and seller: name, identification number (as per aadhaar card), occupation, age, etc.
  5. Property ownership proof: Power of attorney or title deed of the property
  6. Sale deed
  7. 2 passport size photographs of seller and buyer
  8. E-stamp paper to determine value of stamp duty
  9. TDS certificate or receipts of the property tax paid previously
  10. History of ownership transfers (in case of land registration)
Here is the step by step process for you to know how to register property online. We will take the property registration process followed in Delhi for reference, you can visit the land records website of your state to perform the registration process.
  1. To register property in Delhi, you will have to prepare an online deed by visiting https://doris.delhigovt.nic.in/
  2. Once you have prepared the deed according to the information provided, you will have to calculate the stamp duty applicable for property registration.
  3. To calculate stamp duty visit https://eval.delhigovt.nic.in/ and enter details such as sub-registrar (nearest), locality, deed name, sub deed name and submit.
  4. The e-circle rate calculator will appear on your screen. Enter details such as district name, sub registrar office, deed name, sub-deed name, locality, category of locality, gender, property type, sub property type, land usage, total area of plot/land, total plinth area, year of construction, proportionate area, etc.
  5. After determining the stamp duty, buy an e-stamp paper from www.shcilestamp.com
  6. Now go to the e-registration page and make payment. Save the receipt for future reference
  7. After making the required payment, you must book an appointment by visiting http://srams.delhi.gov.in/ with the sub-registrar of your area and present the requisite documents and collect the final receipt upon completion of the property registration process. 
In some states, the property registration process has not moved online yet, so you can visit the sub-registrar’s office with the documents as mentioned above and get your land registered. Here are a few states that give you the option to register your property online:

I recently registered my apartment online in Madhya Pradesh on the MPIGR online portal, so I can tell you about the same. I want you to know that the MPIGR offers document registration-related services through its SAMPADA platform. Process for Online Apartment Registration on MPIGR MPIGR Login
  • Only registered users can register their apartments online on the MPIGR website.
Visit this link to register yourself on the platform
  • Fill in all the required info to register yourself.
MPIGR registration initiation
  • Once you’re registered, go to the MPIGR portal and enter your credentials. Select your preferred language (English or Hindi), and tap on the login button.
  • After that, tap on the Registration process, then on Registration Initiation, and then Initiate registration application.
  • On the new page, select the relevant deed category as well as the relevant instrument/document.
  • Enter the consideration amount for the duty calculation and “check” the relevant boxes.
  • If you haven’t done property valuation in the current F.Y., tap on ‘No’ for generating a valuation ID. If you have a valuation ID, tap on ‘Yes,’ fill in the ID number, and tap on the ‘Validate’ button for verifying the ID.
  • If your valuation ID is validated, you will see relevant property details on the page. Tap on ‘Next’ to proceed.
  • After that, choose the relevant area type (urban or rural), tehsil, district, sub-area type, and property (plot, building, or agricultural land).
  • After filling in all the required info, enter the buyer details.
  • Attach all the required documents, such as ID proof, PAN card, photograph, etc. You will have to follow a similar process to fill in property details and seller details.
  • After that, just initiate the stamp duty payment process.

  • Mobile number
  • Identity proof
  • Number of diversion orders (diverted land)
  • Khasra number (agricultural land)
  • Bhoo adhikar evam rin pustika no. (agricultural land)
  • Map and 3 photos of the property, showing the right, left, and front view
  • Date and number of the order if the land was disputed
  • PAN number if the property value is Rs 5,00,000 or above

  • The registered document is scanned and uploaded on the portal (State Land Revenue Department) 

  • In case the verification is unsuccessful, the applicant will be asked to make necessary changes and re-submit the application.
