This is by far the best area I have lived in Mumbai. A little expensive to rent but worth it for me. I am someone who can never compromise on safety and this area is one of the safest ones in the city. Because it's a naval cantonment, the security is tight. Plus the sea-view is the best.

You will never know how quiet Mumbai can be until you live in this area. It's a well-maintained, disciplined neighborhood that prioritizes security more. If you are someone who wants a vibrant and chaotic lifestyle, this isn't for you. It may feel restrictive.

I own a 2 BHK here that I inherited from my parents. The value has appreciated a lot in the last 10–15 years, but there’s no open market. You can't just list it on a portal. Only defence-connected people can rent or buy here. That limits the liquidity I feel. Anyway, great residential locality.

Great locality but as an investor, I feel there are tons of areas in Mumbai to get better returns. No doubt the long-term asset is good but if you’re okay with low churn. Rents are steady because of naval postings. But you can’t expect flashy returns like in Lower Parel or BKC where corporate sectors drive more demand

The houses are spacious and well maintained by naval standards. Connectivity is good too. Great for families. But if you're not connected to the Defence community, it’s very hard to get a rental here. It’s not really a civilian-friendly rental market.
