Good rental income from my 2BHK here. Tenants prefer this area because of the connectivity. Roads inside the colony need repairs, but otherwise a good spot for families.

I stay near the Gokuldham side and the area is very nice and green. Markets, supermarkets, and clinics are all within walkable distance, so daily life is sorted. Only rent is a bit high.
The inner residential streets are quite safe and peaceful for walking. There are decent schools and small playgrounds around the area, but the main junction traffic during school hours gets very chaotic.
Travelling to work by car is a daily nightmare because the traffic bottleneck near the Western Express Highway entry point is terrible. I waste 30 minutes every evening just trying to cross that single stretch.
Water supply is the main issue in our lane. We get BMC water only for 2 hours in the early morning, so storing water is a daily rule... The pressure is also very low sometimes.
Walking inside the MHADA colony lanes is quite pleasant in the mornings. The main roads are too crowded and have no footpaths, but the internal residential blocks are calm and safe for elderly people.
Finding a place to park your car anywhere near the local markets or Film City Road is impossible. People just park randomly on the narrow roads, so I always prefer taking an auto here.
Rental demand is always sky-high in this area due to its close proximity to the metro line and Goregaon IT hubs. Buying a 1 BHK here gives a very steady monthly income and zero vacancy.
The municipal corporation is regular with garbage cleaning on our street, which keeps the shop front neat. Footfall is very high in the evenings, so business is good, but double-parked bikes block my entrance.
Heavy monsoon rains always lead to severe waterlogging near the local subway area... The drains get choked instantly and traffic completely stops. Driving a bike through that dirty water is a huge mess.
