Good location and high rental demand. Vacancy rates are very low here. You can easily get tenants due to airport and metro access. However, one bad thing is the rise in population and urbanisation which has led to crowded spaces and leaves no room for parking or greenery.

It's close to Andheri East and yet no fancy cafes within the locality. You will have to go a bit far for that. Anyway, I love the commute options like metro access. Saves time for my office commute.

I have had steady rental income from working professionals, airline staff, and even students from nearby colleges. The demand never dries up.

Great locality for investment. The property prices are not too high. It's mid-range and many of the buildings and chawls are waiting for redevelopment. If that takes off in the coming years, property rates will shoot up

Rental properties are limited here. You won't find a good gated apartment. There's lot of standalone buildings but can't trust the security. What I like is the access to daily needs like marts, shops, ATMs, gyms, etc. My office is nearby too so that's a plus for me.
