The floor space index is a local government issue you cannot address alone. If your city has a floor space index of 2 and your lot size is 600 square feet, you would be able to construct a building that is 1,200 square feet in total. 

Calculation of floor area construction = land area x FSI = 600 sq ft x 2 = 1200  sq ft.

The floor amount allowed to be built is calculated by multiplying the square footage of the plot or land by the applicable FAR, so if the FAR in the location where the project is located is 1.5, the total floor area allowed to be built is 900 square feet (600 square feet multiplied by 1.5). 

It is possible to add only one more storey if the bottom level is used to a maximum of 500 square feet, leaving a total of 400 square feet for construction.

The designer showed us different options—gypsum board, POP, wooden grid, MDF panels—and explained which works best for which room. The living room got a peripheral cove lighting design with warm LEDs, the bedroom got a simple recessed light plan (she said elaborate ceilings in bedrooms can feel oppressive when your lying down, which makes total sense), and the kids room got a small starlight panel. We are from Thanisandra and visited the center for our villa interior project. The designer adapted her approach for a larger independent house—didn't just scale up apartment designs. She proposed separate design personalities for ground floor (where guests are entertained—formal, elegant) and first floor (private family spaces—warm, casual). The staircase got under-staircase pull-out storage that holds 30 pairs of shoes. The double-height living room got a dramatic false ceiling with a chandelier recess. The master bedroom got a walk-in closet design instead of a regular wardrobe. Villa interiors need different thinking than apartment interiors and this team clearly has experience with both formats.

We visited the Pune NoBroker experience center for a complete entertainment unit and living room design. The team showed us wall-mounted TV units with floating shelves, concealed wiring solutions, and accent wall panel designs. As a working professional with limited time to manage contractors, the project management aspect is what attracted me. Visited the center with a Pinterest board of 47 saved kitchen images. The consultant didn’t get overwhelmed. She patiently went through each one, identified common elements I was drawn to (handleless cabinets, wooden textures, open shelving), and created a unified design that captured the essence of all those pins. She basically translated my chaotic Pinterest board into a cohesive design. Overall we are very satisfied with the entire experience from start to finish.
