When we move into a new home that we have always dreamt of, it becomes quickly quite difficult to gauge how much creating that home of your dreams will cost. It can be frustrating to navigate the murky waters of ‘what is the budget?’ ‘How much will false ceilings cost?’ ‘How much will furniture cost’ etc. if you have no clue about their cost. This is where interior design comes into the picture. With the help of trained interior designers, you can estimate not only the ways your house turns into a home but also the 3 bhk flat interior design cost you can afford. Before that, however, you must understand the factors you must consider, as well as the elements that comprise an interior design project. If you are looking to estimate a 3 BHK interior design cost in India for example, this blog can help you.

Why is Interior Design Important?

Modern 3 BHK interior design for Indian apartment
Trendy modern 3 BHK interior design for homes

The pandemic over the past couple of years has changed many things for us. It has forced us to spend more time in our homes, gauge the space that reflects who we are, and what we feel. It has also increased the interest of homebuyers in bigger-sized apartments such as 3 BHKs and 4 BHKs due to higher savings. At this point, more than luxury,  a 3 bhk flat interior design, say in 1200 sq ft has become a vital way to imbibe a design in your haven, which can create productive and positive energy. A home is no longer sufficient by being simply utilitarian. On a fundamental level, a good interior design of any space helps improve it by making it better suited for the purpose you want. You can design your bedroom to be more relaxing, and your office helps you become more productive.

With the right budget and the right architect, your 3 bhk flat interior design in 1000 sq ft living space can transform your home to your exact needs and lifestyle.  A bathroom which is 200 sq ft in a house with interior design ideas applied will resemble a resort spa. You can even maximize the space in your small living room with clever modular furniture.

It brings the essence of its residents into a real, tangible form of space so that you can arrive at a realistic budget for your 3 BHK interior design cost. After all, we cannot simply stay in a home, we live in it. And that makes all the difference in the world – both financially, as well as the long time you will end up spending in your 3BHK home.

Therefore, before you can calculate the cost for your choice of interior décor, you should go over the factors you need to consider while calculating a 3 BHK flat’s interior design cost.

Factors To Consider While Calculating 3BHK Interior Design Cost

Interior designer cost planning for 3 BHK apartment
Professional interior designer cost planning guide

Deciding the budget of your interior design is similar to buying any equipment or vehicle or a costly gaming laptop. The idea is for your investment to suit your purpose. Yet they come in different shapes, sizes, colours, the comfort of use etc. When it comes to deciding the cost of interiors for 3BHK apartments, you must generally look at three factors: design, functionality, and decoration.

  • Design: Using a suitable scheme, colour, ambience, lighting, and a wide variety of aesthetical tools, you can design a space that has a stunning, welcoming look.
  • Functionality: Aside from making your space appealing to look at, it must also be a very functional use of space. You may see a poorly design 3BHK space that lacks the amenities of a well-designed 1BHK space.
  • Decoration: It is important that the décor elements you choose don’t clash with your design themes, and instead fuse well to reflect your personality and makes it unique.

Based on the three factors above, you must consider the following to arrive at a realistic 3 BHK interior design cost:

  • The kind of interiors (lavish or minimal) that can affect your budget
  • The cost of materials to be used for design
  • The extent of functionality and luxury you want to have for your furniture, appliances, etc.
  • The lights and fixtures to be used
  • The cost of labour
  • The designer you choose based on the scope of work and per square foot
  • If your property is being renovated or a new design
  • The city you are in

Now let us go over the different elements of interior cost for 3BHK in India.

Depending on the scope of work, the charges for hiring an interior designer may vary in India, typically coming down to INR 3 – 7 lakhs for a 3BHK space, exclusive of the additional materials needed. While some designers only charge a fee for the designing of a 3BHK apartment, some can help you pick the right furniture, or even oversee the entire procurement to the installation of the kitchen equipment, wardrobes, painting, décor items etc. There are several ways to calculate the interior designer cost for 3 BHK homes, the primary ones being:

  • Based on per square feet: From INR 10 per sq. ft. to INR 2,000 per sq. ft., combined with the scope of work and designing, you can have your 3BHK apartment decorated from minimal to luxury themes.
  • Percentage of total cost: Based on the products and materials purchased, the designer can charge a certain percentage i.e., from 5% to 20% of the overall cost of the project

False Ceiling

Elegant 3 BHK false ceiling design with LED lighting

False ceilings have steadily become a vital part of the interior design process. If you are planning to incorporate the installation of false ceilings into your 3BHK house interior design cost, you must consider how decorative and elaborate the design will be, what is the pricing of the ceiling material in your locality or city, what is the quality of the material, as well as any additional costs required. Depending on the total area to be covered and the electrical work, light fixtures, surface finish, and gala cutting needed within your 3 BHK interior design cost, the average price for a wooden false ceiling, for example, will be anywhere between Rs. 150 to Rs. 2,000 per square feet. The same cost for a gypsum false ceiling, on the other hand, will come to somewhere between Rs. 50 to Rs. 400 per square feet.

Modular Kitchens

Modern Indian 3BHK modular kitchen design chimney
Functional 3BHK modular kitchen design with chimney

Several items including the kitchen countertop, chimney, hob, sinks, accessories, woodwork etc. form the primary cost of a modular kitchen. Woodwork comprises nearly 50% to 70% of your modular kitchen budget, where the per square foot rate for plywood will be around INR 1,000 to INR 2,000. You can account for nearly INR 10,000 to 20,000 depending on the sophistication of functionalities you need such as pull-outs, baskets, lift-ups etc. Your countertop finish completely depends on the material you want you to use including granite, Corian, marble etc. The chimney and hob typically constitute around INR 16,000 to INR. 30,000 depending on the brand you choose as well as your budget for the 3 BHK interior design cost. Finally, sinks also vary in price from INR 3,000 to INR 30,000. Essentially, if you want to incorporate the cost of a modular kitchen into your interior design for 3BHK flat cost, you should set aside around INR 1.5 to 5 lakhs, depending on the style and space you choose.

Painting

3 BHK interior painting cost factors in Indian homes
Key 3 BHK interior painting cost factors to consider

Budgeting for your 3BHK interior cost is not complete without the expenses required for painting several rooms. You can choose to use wallpapers that cost typically around Rs. 300 – Rs. 20,000 per roll generally covering a 5-6 ft wide wall, you still need painting as part of the home maintenance process. The same goes for door lamination products which cost anywhere within INR 200 to 300 in India. Beyond beauty and colour, you need to account for the cost of other things including primers, putty, labour etc. Usually, the cost of exterior painting (INR 10 to 40 per sq. ft.) is lower than interior painting (INR 20 to 200 per sq. ft.). You can consider the following costs to be generally around depending on the type of paint:

  • Distemper – INR 20 per sq. ft.
  • Emulsion – INR 70 per sq. ft.
  • Enamel – INR 90 per sq. ft.
  • Lustre – INR 40 per sq. ft.
  • Texture – INR 300 per sq. ft.

In addition to these, you should also account for the putty (~INR 50 per kg), primer (~INR 250 per litre), as well as labour, which is typically around one-third the cost of the total cost. Based on the higher quality of products, the 3 BHK luxury interior design cost can also go higher.

After 6 months with NoBroker interiors, I'm loving the small stuff . Cutlery tray fits Indian spoons/ladles perfectly, charging shelf in wardrobe with USB port is super handy, magic corner cabinet in kitchen is a gamechanger, soft-close toilet roll holder is a win, and shoe rack ventilation holes are genius. These tiny details make a big difference in daily use .

My daughter who is studying architecture in college came with me to the HSR center. She was quizzing the consultant about material sustainability—whether the plywood is from certified sources, if the laminates have low VOC emissions, what happens to waste material from the factory. The consultant handled every question and even pulled up their material certification documents. My daughter was impressed. She told me later: 'Appa, this company actually knows their supply chain, not just their design.' When a 20-year-old architecture student validates your choice, you know you've picked right.

Wanted to keep this short. Center visit was solid - good materials, staff are polite and know their stuff 😊. But seeing a completed flat in our complex did it for me. Clean finish, smooth drawers, finished ahead of schedule per homeowner. Booked the same week.

OMG, finally! 😊 We've been stuck on interiors for 3 months, and every website and showroom felt like a total snooze fest. Then we stumbled upon NoBroker's Varthur experience center, and it was a GAME CHANGER! Priya (I think that's her name?) didn't bombard us with catalogs; she actually listened - asked about our apartment, lifestyle, cooking habits... everything! Then she showed us the displays in context of OUR life, not some generic dream home. My husband actually got excited about something for the first time! We signed up on the spot. Now waiting for the design presentation, fingers crossed!

Specifically writing about the false ceiling consultation at the center. I didnt know there was so much to know about ceilings! The designer showed us different options—gypsum board, POP, wooden grid, MDF panels—and explained which works best for which room. The living room got a peripheral cove lighting design with warm LEDs, the bedroom got a simple recessed light plan (she said elaborate ceilings in bedrooms can feel oppressive when your lying down, which makes total sense), and the kids room got a small starlight panel. She also planned all the AC routing, curtain pelmet concealment, and speaker cable channels inside the false ceiling so nothing is visible. The ceiling alone transformed how our rooms feel. Also, their false ceiling pricing per sq ft was pretty competitive—I had checked with two separate contractors before.

This review is from a couple who fights about everything haha. I wanted dark colors and modern look, my husband wanted light wood and earthy tones. The designer at Varthur center literally played mediator. She showed us a concept where the common areas (living room, kitchen) use light wooden textures that my husband likes, and the master bedroom uses the darker charcoal tones that I prefer. The kids room got a neutral palette with colorful accents. Everyone happy. She called it 'transitional design' where different zones have different personalities but connected by a common accent color (we chose teal). The 3D walkthrough she made showed exactly how it all flows together. I showed it to 3 friends and they all said it looks like something out of Architectural Digest. OK maybe I'm exaggerating a little but you get the point. We both love it.

To be honest, I was super skeptical about branded interior services - thought they were just overpriced and overhyped 😊. Had to be dragged to the Horamavu center by a friend. But the quality difference between their factory-made units and my current flat's site-built work was night and day! Machine-pressed edge banding vs hand-applied tape, smooth drawer runners, thicker plywood... I was sold! Guess you need to see and touch things to believe 'em 😁

We are from Thanisandra and visited the center for our villa interior project. The designer adapted her approach for a larger independent house—didn't just scale up apartment designs. She proposed separate design personalities for ground floor (where guests are entertained—formal, elegant) and first floor (private family spaces—warm, casual). The staircase got under-staircase pull-out storage that holds 30 pairs of shoes. The double-height living room got a dramatic false ceiling with a chandelier recess. The master bedroom got a walk-in closet design instead of a regular wardrobe. Villa interiors need different thinking than apartment interiors and this team clearly has experience with both formats.

I recently completed my home interior project with NoBroker Interiors, and my overall experience was a mix of positives along with a few areas for improvement. The highlight of the project was the execution as per the company norms. The concerned Project Manager was responsive throughout the process. I’m satisfied with the execution and delivered results on the ground. In terms of pricing, NoBroker Interiors is on the higher side. However, they do follow through on their commitments and ensure completion of the work, which adds value if you are looking for a relatively hassle-free experience. Overall, I would consider NoBroker Interiors a reliable option, especially if your priority is strong execution and project management. That said, there is some scope for improvement in design detailing and proactiveness in guiding the customers in their home renovations.

As a working professional with limited time to manage contractors, the project management aspect is what attracted me. Visited the center with a Pinterest board of 47 saved kitchen images. The consultant didn’t get overwhelmed. She patiently went through each one, identified common elements I was drawn to (handleless cabinets, wooden textures, open shelving), and created a unified design that captured the essence of all those pins. She basically translated my chaotic Pinterest board into a cohesive design. Overall we are very satisfied with the entire experience from start to finish.
