- Fire :Exposure to fire causes the concrete to change to stem. It creates expansive pressure in the concrete layer.
- Corrosion :Reinforced steel gets corroded and occupies more volume than before. The new-sized pipes within the concrete wall create pressure. Scaling occurs because of pressure.
- Joints :When joints are displaced due to improperly constructed joint structures, the concrete tends to spall.
- Shrinkage :The space between the top coat and the bottom coat moves due to bond failure. The bonding grout dries up and the concrete layer spalls.
