I have been living in Bengaluru for the last 7 years and can tell you about some of the best places to invest. Amongst many, I feel Koramangala, Sarjapur Road, ORR-Marathahalli, and Whitefield stand out. These areas have seen massive growth in terms of infrastructure and will continue to in the future. I will share more details about these areas below.


Which are the Best Localities to Invest in in Bengaluru?


Here are some of the good localities to invest in Bengaluru as per me:


  1. Koramangala: This is a well-developed area, which is known for premium apartments and a great commercial space. From malls to big stores, you’ll find everything here. The flats are pretty expensive here, but the returns are also high, given you buy a property in a good area.


  1. Sarjapur Road: This is a main commercial space with several tech parks and offices. The rent and property rates are increasing day by day and the expansion isn’t stopping anytime soon. Investing here can be a good call, given the upcoming metro station will further solidify Sarjapur’s case.


  1. ORR-Marathahalli: Like Sarjapur, the Outer Ring Road-Marathahalli area is a prime spot for offices. The overall commercial setup is big with a lot of properties. You can expect to fetch a good rental yield like in other localities I have mentioned.


  1. Whitefield: This locality is another pick I consider, after the first three. A lot of construction is happening in Whitefield, with commercial bloom. The opening of the metro station has also made this locality favorable due to the ease of connectivity, compared to before.

Whitefield is one of the prime locations in Bangalore to rent a home as it boasts of the maximum number of IT Tech parks in a single area. It lies in the eastern part of the city. If your office is in Whitefield, it makes a lot of sense to rent a place in the same area as you can drastically reduce your daily commutation time to and from the office. My brother moved to Bangalore last year. His office was in Whitefield, while he stayed with us in JP Nagar, which is in South Bangalore. The daily commute of total 3 hours caused him a lot of fatigue and frustration. So he started looking for properties in Whitefield to rent. He wanted to take a 2 BHK which was not only close to work-place but also offered good amenities, had a secure environment for his family and overall good staying experience. There were standalone apartments, which didn't offer security or amenities with monthly rent in the range of 25-30k. And then there were sprawling townships of Brigade and Prestige Group with world-class facilities, 24*7 security. The rents of 2 BHK in these societies were in the range of 33-40k. He felt the rent to be slightly higher but still went ahead with Prestige Shantiniketan, because of the quality of life it would offer. There is ‘Forum Mall’ right in the campus with multiplex. There is Manipal hospital just across the road. And he can walk to the tech park where his office is. After a year of stay, he is quite happy and satisfied with his decision.
