When I am 50, I want to settle down, farm, and have more than five hundred novels. I hence asked my neighbor, a real estate advisor, where can I buy cheap farm land in India. He said to consider places with cheaper prices per acre, such as rural areas in states like Jharkhand, Bihar, Telangana, Andhra Pradesh, and Uttar Pradesh. He also shared a few important factors to consider before looking for it.

Where can I Buy Cheap Farmland?

Several variables, including location, infrastructure, accessibility, soil quality, and legal status, affect the cost of agricultural land in India. However, my neighbour suggested the following states and areas have somewhat inexpensive agricultural land:

• Jharkhand:

  Palamu is a hilly area, but it offers the cheapest agricultural land.

• Bihar:

  Gaya, Munger, and Jamui offer low land value.

• Telangana:

  Nalgonda and Warangal Rural offer inexpensive farmland.

• Andhra Pradesh:

  Srikakulam (tribal belts) and Anantapur have low demand for agricultural land.

• Uttar Pradesh:

  Chitrakoot, Ghazipur, and Hardoi offer cheap land.

It might also be less expensive to buy land in Naxal-affected areas. Land in arid regions or close to tribal villages may also be less expensive. He also said before purchasing land, get due diligence done by legal experts.

He also stated that the location, size, type, and fertility of the land all affect agricultural land rates. The following lists the various kinds of lands:

• Soil (Red soil / Black soil)

• Water (Naturally Available or Borewell)

• Cultivation or plain land

• Types of crop grown in that land.
