Chromepet is about 15 km away from central Chennai city, it is a rapidly developing locality and is close to SEZs like MEPZ, Mahindra World City, Shriram Gateway and Estancia. Being so well connected, it is a very good idea that you wish to find houses here.
That being said, it is hard to find houses for as little as 20 lakhs in this locality. You can try property listing sites like NoBroker, use the filters on the left to set your budget and then narrow your search like that.
If you choose other website, you might run the risk of having to pay brokerage. Look out for houses that are ‘For Sale by Owner’. Another way to do it is to just take a walk in the neighbourhood and ask around, people might be able to point you in the right direction, but you still might have to pay brokerage.
