I am a tenant, and I am strictly prohibited by my landlord to do any kind of alterations in his property, not even installing nails. So, when can tenants make alterations to the property? The only alterations that I am allowed to make is to change tube lights by myself. Tenants in India are usually only allowed to make small, non-structural changes without permission. However, formal consent from the landlord is required for any major changes, such as structural repair, remodeling, or permanent fixtures.

What Alterations can Tenants Make in a Property?

  1. Small Maintenance and Repairs: Tenants are able to perform minor maintenance such as replacing a lightbulb, mending a small leak, or repairing a tap.

  2. Rental Agreement Terms: These usually specify what changes can be made without the landlord's consent.

  3. Major Change Restrictions: Without written permission, structural modifications, permanent fixtures, or renovations are prohibited.

  4. Legal Repercussions: Unauthorised significant alterations may result in legal issues or the loss of the security deposit due to regulations such as the Transfer of Property Act of 1882.

Minor repairs can be handled by tenants, but any significant changes always require permission.
