Transferring the title of real property from one individual to another is known as “Conveyance”. It occurs when the property owner transfers the property ownership and rights to another party. Conveyances can be occurred in several ways, including but not limited to:
  • By inheritance like through succession laws;
  • Through transfer as a gift; or
  • Through a sale of the property or land.
Now that you know what is meant by conveyance, let me tell you about the conveyance deed. It is a contract which states that all the rights are transferred by the seller to the legal owner. Without a valid conveyance deed, the purchase of a property is not complete. Conveyance Deed Content:
  • Property’s actual demarcation.
  • The full chain of titles, i.e., all legal rights up to the current seller.
  • Other rights annexed to the property as well as its use.
  • Memo about the ownership of the property.
  • All the applicable terms and conditions regarding the full transfer of ownership rights.
  • A memo of the consideration, which states how it has been received.
  • The property delivery method.
  • Power of attorney, if used.
  • Signatures of both parties.
