According to the updated Delhi Master Plan 2021, there will be a consistent Floor Area Ratio (FAR) both for commercial and residential structures, allowing any illegal construction to be legalised. The FAR for 100 square metres was previously variable, ranging between 1.8 to 2.25, but it has since been allowed to be a standard 3.5 for 100 square metres.
Group housing projects are exempt from FAR restrictions, whereas plots in impact zones and Metro lines are permitted a higher FSI. In Delhi, redevelopment projects are given an FSI value of 4.
