When executing a registered rent agreement (or leave & licence) in Maharashtra (including Mumbai), you must submit certain documents at registration. Here are a few documents required for rent agreement in Mumbai.

  1. First, for a rent agreement in Mumbai, you need property documents such as the Khata (or property ownership documents, sale deed, etc.), or any documentation that shows ownership/title of the property.

  2. Next, both tenant and landlord must furnish identification proof and address proof. Acceptable identity proofs include Aadhaar, PAN, Passport, Driving License, etc., and address proof can be utility bills, etc.

  3. You also need to pay stamp duty and registration charges. So a demand draft (or other proof of payment) for stamp duty + registration fee must be provided.

  4. Further, you need two witnesses at registration time. Each witness must also provide their photo ID/identification proof.

  5. Additionally, for online registration via Maharashtra’s Department of Registration & Stamps (e-filing portal), apart from the above, you’ll need e-kYC (Aadhaar) for landlord & tenant, photo & thumb impressions, and details of witnesses.
