Summary
NRI home loan applicants need additional documents compared to resident applicants, including a passport, visa or residence permit, overseas address proof, OCI card if applicable, employment documents, and PAN card or Form 60. These documents help verify identity, NRI status, and financial eligibility.

Hi Isu,

Here are the additional documents an NRI usually needs to submit for a home loan compared to a resident applicant.

  1. When an NRI applies for a home loan in India, they need to provide some extra documents to prove their identity, NRI status, overseas employment, and address details. Along with the regular home loan documents, an NRI applicant usually needs to submit a valid passport copy as proof of identity.

  2. They also need to provide a valid Work Visa, Employment Visa, or Residence Permit to show their NRI status.

  3. For applicants working in Gulf countries, banks may ask for additional documents like a Work Permit, Labour Card, Identity Card, or Employment Contract Agreement.

  4. If the applicant is an Overseas Citizen of India (OCI), they need to submit their OCI card as proof of eligibility.

  5. NRIs also need to provide overseas address proof, such as a recent utility bill, property tax bill, or any document issued by government or regulatory authorities in the country where they live.

  6. If the applicant chooses an Indian address as their communication address, they must provide valid Indian address proof as well.

  7. Banks also ask for a PAN Card or Form 60 for the home loan process. However, an Indian PAN card alone is not considered valid identity proof for NRI applicants.

Providing these additional documents helps the bank verify the applicant’s NRI status, income source, and background before approving the home loan. Keeping all documents ready can make the loan application process smoother and faster. I hope this helps you.
