To protect the interest of the buyers the Maharashtra government has come up with MahaRERA. The RERA or Real Estate Regulation and development act was passed in 2016 to promote fair transactions between builders and buyers. And in 2017 The Maharashtra Real Estate Regulation and development, registration of real estate projects, registration of real estate agents, rates of interest and disclosure on the website was passed in the state of Maharashtra via Maharastra Real Estate Authority which is known as MahaRERA. As per the guidelines of MahaRERA Maharashtra:
Real estate projects and agents should be registered.
There should be transparency in the sale of flats, buildings and plots.
Ensure the safety of customers, allottees, real estate agents, promoters who are involved in real estate transactions.
Settle disputes if they occur.
Make an appellate tribunal so that buyers can solve the disputes that have occurred.
Offer suggestions to government authorities for matters regarding the development and promotion of real estate.

Go to the https://maharerait.mahaonline.gov.in/ website.
Choose the New Registration link below the Login button.
Choose the user type such as:
Promoter
Real estate agent
Complainant
Fill in the details asked
After verification of Email ID you can login with your account.
Submit the documents that are asked.
According to MahaRERA, all the commercial and residential projects must be registered under MahaRERA if the property is located in Maharashtra.
A word of advice for buyers, they should always ask their builders about the RERA Number of the ongoing project they want to purchase. You will be able to check the details and disputes of the project if you have the RERA number with you.
