I hail from Punjab and there are many terms used for houses there. You will hear people bragging about having a kothi, a bungalow, a haveli and zameen. I never thought answering your question would be this difficult because for the likes of us, we just point out saying, this is my kothi. But to explain kothi meaning, I know I have to be a little more specific. So I will try to do that for you in my explanation here.

A kothi is basically a bigger bungalow. It can be a single storey or multiple storey bungalow with verandah, porch area, greenery and a lot more. It is usually occupied by a joint family.
A kothi generally has a large hall in the centre with 2-3 rooms outlining it. There is a separate kitchen area where you can expect dining areas as well. Traditionally, in our kothi we used to eat on the floor in the kitchen area itself. But after renovations, we have a well set-up dining table right outside the kitchen area.
On the floors above, there are large rooms which are built keeping in mind guest accommodations, master bedroom and spare bedrooms.
These days, a kothi is loaded with modern amenities. The renovations happen with best-in-class modern architecture, building materials and to set up a luxurious experience.
You can find kothis in all parts of India. They may call it something else but the core idea remains the same.
