Khata bifurcation is simply the division of one Khata into many Khatas after a property has been legally split. In Bangalore, the BBMP mandates these ownership changes because of inheritance, partition deeds, or builder projects, including numerous flats or villas.

Documents Required for Khata Bifurcation in Bangalore

The applicant must provide the following documents, together with the application form:

  • Original sales or partition deed.

  • Mother's deed and prior ownership records.

  • Latest property tax receipts.

  • Encumbrance Certificate (EC) from the Kaveri site.

  • Approved layout or building plan (if applicable).

  • Conversion certificate from DC (for converted lands).

  • Owners' identity evidence (PAN, Aadhaar, and voter ID).

  • Address proof for the applicants.
