An e-Khata is the digital version of the municipal property account, which usually includes ownership, tax, and property information maintained by local authorities, such as the Bruhat Bengaluru Mahanagara Palike (BBMP). It replaces older paper Khata certificates with an online, verified property record. The key details in an e-Khata usually include:
Owner’s Name: The property owner recorded in BBMP’s tax/record system.
Property ID (PID / ePID): A unique identifier assigned to your property for digital tracking.
Property Location: Ward, street, address, and mapped location.
Property Type and Usage: Whether it’s residential, commercial, flat, house, plot, etc.
Dimensions or Area: Built-up area, land size, and other physical details.
Property Tax Assessment and Status: Annual tax, payments made, any arrears, assessment details.
Digital Records Linked: Some systems auto-link sale deed numbers, Encumbrance Certificate info, BESCOM number, GPS coordinates, and Aadhaar eKYC for identity verification when finalising e-Khata.
Is e-Khata Important for BDA or BBMP?
Yes. e-Khata is mandatory for the sale or transfer of property under the BBMP limit. Without e-Khata, the sub-registrar may block registration. Required for building plan approvals, utility connections, and compliance. It helps BBMP update and enforce accurate property tax records, reducing fraud and omissions.
While BDA itself doesn’t issue e-Khata, its legitimacy matters in BDA layouts before conversion to A-Khata or when validating records for planning and development. e-Khata acts as baseline digital evidence of municipal assessment before BBM or BDA approvals are sought. Hi there. E-Khata is the digital form of the traditional Khata system in Bengaluru real estate. It provides an electronic certification of property ownership. The information you’ll find in E-Khata include ownership, property taxes and other information, all in an easy to access online version. E-Khata is important for both BDA and BBP. For property owners, purchasers, and sellers, the introduction of e-Khata is essential since it makes the registration procedure much simpler. I hope this information helps you.

What information does E Khata contain? Is it important for BDA or BBMP?
Hi everyone. I am new to all this property stuff and recently applied for E-Khata. Has anyone here received an E Khata? Just wanted to know what specific information it usually contains. Is E-Khata applicable only for BBMP limits, or is it needed for BDA layouts as well? Little confused about when and where it matters.
