There may be severe repercussions if a tenant presents fraudulent documentation, such as fake identity documents, fake pay slips, or fake references. This is what usually occurs:

  1. The lease may be terminated immediately: Landlords and property managers typically have the power to immediately terminate a lease or rental arrangement if they find false documentation. The tenant can be asked to leave right away.

  2. The Forfeiture of the Security Deposit: As payment for a breach of trust, landlords may retain the security deposit. Any deposit or advance rent paid is forfeited by the tenant.

  3. A lawsuit might be filed: Giving fraudulent documents may be considered fraud. The landlord may submit a police report or launch a lawsuit alleging fraud or other illegal activity.

A client came up to me asking what happens if tenant provides false documents. I am a practising lawyer and often take up cases involving forgery of documents.   2. Legal action can also be taken by the landlord for fraudulent activities done by the tenant. This can especially be the case when there is financial fraud or security has been compromised.

  3. Criminal charges can follow up if a tenant provides false documents. 

  4. Tenants can then find it hard to find homes for rent due to their past of submitting false documents. A breach of trust occurs and their reputation is damaged.
