When my friend applied for a home loan with DHFL, I thought the process would be super complex. But once she informed me of the DHFL home loan documents required, it was surprisingly smooth. Here are a few important document checklists, she informed me to apply for a DHFL home loan:

  • You must submit government‑issued documents such as your PAN card (mandatory for income-based eligibility), along with one or more from Aadhaar, Voter ID, Passport, Driving License, utility bills, rent agreement, or sale deed.

  • For salaried individuals, DHFL requires the last 3 months’ salary slips, Form 16, and 6 months’ bank statements showing salary credits. 

  • Self‑employed applicants must provide IT returns for the past two years with computation of income, audited P&L statements and balance sheets (if applicable), TDS/VAT/service‑tax returns or certificate, and 6 months of bank statements from relevant accounts.

  • Essential property-related documents include the allotment letter, agreement of sale, stamp duty/registration receipts, NOC from the builder/society, and other builder-linked documents. 

  • DHFL also insists on a title search report, encumbrance certificate, and detailed legal verification of the property chain.

  • Additional requirements include passport-size photographs of all applicants, and a co-applicant is mandatory where multiple property owners are involved.

Documents Required for DHFL Home Loan

  • KYC Documents: Proof of identity and address issued by the government 

  • Income Documents: These include the following documents:

  1. The last 3 months' salary slips

  2. Form 16, bank statements from the previous 6 months and pay stubs 

  3. Documentation of the collateralized property for salaried applicants

  • Property Documents: These include the following documents:

  1. NOC from the builder or housing society 

  2. Stamped agreement of the sale/ sale deed or the letter of allotment

  3. Possession certificate

  4. Detailed construction cost estimation

  5. Bank account statement in the case of constructed apartments - An occupancy certificate

  • Co-applicants: A co-applicant is mandatory and a woman co-applicant is compulsory in some cases. The co-applicant can be your spouse or any of your first-blood relatives who have reached the age of maturity. All the co-owners of the property should be on the loan structure. Your friends can’t be co-applicants (they are allowed if they hold the position of partners, directors or shareholders.)

  • Your passport-size photographs.
