When you buy or register immovable property in Uttar Pradesh (UP), you must pay two main statutory charges to the state government: stamp duty and registration charges. These are calculated as a percentage of the market value or circle rate (whichever is higher) of the property.

How Much are the Stamp Duty and Registration Charges?

Stamp duty is the tax levied on the legal acknowledgment of a property transaction. In UP, it varies mainly by gender and ownership pattern:

  • Female sole owner: 6% of property value

  • Male sole owner: 7% of property value

  • Joint ownership (Male + Female): 6.5%

  • Joint Female + Female: 6%

  • Joint Male + Male: 7%

This stamp duty is applied on the property’s circle rate or transaction value, whichever is higher.

Registration charges are separate fees for legally recording your ownership at the Sub-Registrar’s Office. Registration fee: 1% of the property’s value (uniform across categories)

So, the total upfront cost at registration typically ranges between 7% to 8%+ of the property’s value (stamp duty + registration). Example: For a Rs. 1 crore property bought by a male buyer:

  • Stamp Duty = Rs. 7,00,000

  • Registration Fee = Rs. 1,00,000

  • Total = Rs. 8,00,000

For non-sale deeds (like gift, lease, will, power of attorney), UP prescribes fixed or lower duty rates. For example:

  • Gift deed: 7% (but only Rs. 5,000 if within blood relatives)

  • Will/Lease deed: typically low fixed charges (e.g., Rs. 200)
