Buyers will not be interested without OC because of following reasons:
a. The occupancy is considered illegal if there is no valid OC. It can further be classified as an unauthorised structure by the municipal authorities.
b. While applying for a home loan, OC is mandatory. So, without a valid OC, the buyer cannot apply for a home loan

It is quite difficult to sell a property which has no OC. However, you can still sell it if you have the sale deed and other relevant documents. Though the possibility of getting a buyer is very low. Even if you get a buyer, you will have to sell the property for very less price due to the absence of the OC.
