Is it required to convert A khata to E khata for resale of property?

I am planning to sell my property soon, and it’s currently under A Khata. Someone told me I might need to convert it to E Khata for the resale to go through, but I’m getting mixed answers. I even spoke to a broker who said it depends on the buyer. Has anyone here gone through this? Did you actually have to convert your A Khata to E Khata before selling? What’s the process like, and is it necessary by law?

Yes, in most Indian cities and municipal jurisdictions where digital property records are implemented, converting your property’s traditional Khata (manual or A-Khata/B-Khata) to an e-Khata (digital Khata) has become effectively mandatory for a smooth and legally compliant resale.

Is it Important to Convert A Khata to E Khata for Resale of Property?

  • A registered Sale Deed at the Sub-Registrar’s office legally proves ownership. However, the Khata (and increasingly the e-Khata) is the municipal record that links that ownership to property tax records and civic services.

  • If this isn’t updated to reflect the new owner’s name, authorities consider the municipal records outdated, which can block essential functions like tax updates, utility transfers, and future transactions.

  • Most large municipal bodies (for example BBMP in Bengaluru or similar authorities elsewhere) now treat e-Khata as the official, digitized ownership record. Properties without an updated e-Khata face rejection or delays during registration, and purchasers’ banks may refuse loan disbursals if the Khata is not digitally valid.

  • Buyers and lenders generally require a current e-Khata in the seller’s name before completing due diligence.

  • Without it, buyers often hesitate, negotiate heavy price reductions, or insist that the seller complete the e-Khata update before closing the deal. Delays or refusals in registration considers transactions legally vulnerable and unattractive.

Even if not explicitly mandated in some rural/Gram Panchayat limits yet, digitized records are rapidly replacing manual Khata systems nationwide, and local authorities increasingly treat e-Khata as a de-facto requirement for property transfers and resale transactions.

As far as I know, E Khata is equivalent to A Khata. So, you may choose not download the E-Khata certificate. But just for security reasons, you should download your E-Khata. The process is very easy.

 

To download e khata, perform the following steps:

  • Go to the official website of BBMP or visit:

https://e-swathu.kar.nic.in

  • Enter Login Id and password

  • Download the certificate online.
