In Bengaluru, khata refers to your property account in municipal land records, usually a Property ID (PID) or khata number showing land tax and ownership details. Under the new digital system, BDA and BBMP issues e-khata (electronic khata) for all properties including BDA sites.
How Can I Find the BDA Site Khata Number?
For BDA sites specifically, there may not always be a traditional paper “khata number.” Instead, what matters most today is your e-khata / property identification details on official portals. The easiest, official way to find the BDA site khata number or e-khata number is through the BBMP e-Aasthi portal (
https://bbmpeaasthi.karnataka.gov.in/
):
Go to the official portal. Click Login / Citizen Login. Enter your mobile number → get OTP to verify.
Once logged in, go to the Search property / Draft e-Khata section. Enter either your PID / Assessment Number / Khata Number / Ward these details are usually on your property tax receipt or previous khata documents.
The system will show your property details including the khata/e-khata number and ownership details.
If you don’t know your PID/Assessment number:
Check your property tax receipt and the PID usually appears there.
If not available, use the portal’s search by owner name + region option.
Sometimes the e-khata may be drafted and not finalized:
Draft e-Khatas are visible on the portal if they exist for your property.
You can directly download or verify them using the portal search tools.
If the portal can’t find your property, visit your local BBMP ARO office with your sale deed and tax receipt. They can help identify your PID/Khata. You can also physically check any old paper khata or builder documents; they often contain the khata number format (e.g., “123/45”).
I hope this helps!
