How to get home loan if there is no building plan for E Khata 20*45 site in Ramanagara

Banks and housing finance companies generally will not approve a home loan if there is no sanctioned building plan for the property, even if an e-Khata exists. It is very difficult to get a housing loan in this case.

  • The building plan is considered a key document that confirms the construction complies with local planning rules. Sp, it directly affects the property’s legal status and valuation. Without it, the lender’s risk increases, and many public sector and private banks reject the application outright.

  • However, some lenders provide loans specifically for land or site purchase, even without a building plan. These are called plot loans or site loans.

  • The loan amount is usually based on land value only (lower than a full home loan), and banks require clear title documents, a sale deed, and an EC. Approved layout or zoning confirmation may also be requested.

  • If your site currently has no official Khata or e-Khata recognition, first apply for e-Khata online via BBMP’s portal or at Bangalore One / Karnataka One centres with sale deed, EC, property photo, tax receipts, etc. This formalises the property in the authorities’ digital records.

  • For sites originally under B-Khata or unregistered properties, you can regularise them with BBMP first. Although B-Khata alone doesn’t guarantee a full home loan, some lenders consider loans on B-Khata plots with heavier documentation and stricter terms.

Having a valid e-Khata improves the chances that some lenders might consider a restricted plot loan even without an approved building plan.
