He said that it is a legal document that provides information about any monetary or legal liabilities, such as mortgages or pending dues, associated with a particular property. It is also used during property transactions to ensure that the property is free from any encumbrances and can be transferred without any legal complications. I figured the online EC download Tamil Nadu process is fairly easy. You just have to visit the state’s

Why is an EC Certificate Needed?

An EC certificate is needed for

  • Property transactions as it verifies ownership, providing a history of owners.

  • It aids in legal due diligence, revealing any financial obligations tied to the property.

  • Lenders require it for loan approval, assessing the property's financial health.

  • The certificate acts as a fraud prevention measure by disclosing the property's comprehensive history, reducing the risk of hidden liabilities.

  • During property transfers, an EC ensures a seamless process by confirming the absence of legal encumbrances, minimising the potential for disputes and facilitating smooth ownership transitions.

So this is why EC certificate is needed and its relevance.

Before buying land in Tamil Nadu, buyers of real estate must make it a point to look at the Encumbrance certificate Tamilnadu. The sub-registrar in Tamil Nadu whose jurisdiction the property is under is the one who issues the encumbrance certificate. When a piece of property is bought or sold, it is recorded in this location. An encumbrance certificate (EC) establishes the existence of any form of control over a piece of property by a party other than the original owner.

I’d completely agree with Somnath’s answer, that by visiting the TNREGINET website, you can apply for an encumbrance certificate online Tamilnadu. However, I’d like to add that there is another way to apply for an encumbrance certificate in Tamil Nadu, which is by going to the Inspector General of Registration (IGRS) Tamil Nadu.

The portal was created by the Tamil Nadu government to make it simpler to register for events like marriage, birth, death, firms, chit funds, etc. The site provides access to services like property appraisal and encumbrance certificate search.

The process of EC online download is quite simple. However, for the EC certificate download, you will have to create an ID and log in at the www.tnreginet portal.

After which you can make payment for EC through the online payment gateway. The digitally signed online EC will be ready to be downloaded from the ‘Request List’ tab.

The fee for digital EC download Chennai is as under;

  • EC Application fee- Re 1.

  • Search Fees for 1St year – Rs.  15

  • Search fees for every subsequent year – Rs 5

  • Additional Fee in the Computerised period, that is, from 1987 onwards – Rs 100

When seeking an Encumbrance certificate Tamilnadu, one should take precautions at all times. Users must be aware of the rectification deed when filing for an online EC or encumbrance certificate in Chennai and other places. If there is a mistake in your certificate, you must apply for a rectification deed and include any supporting documentation that demonstrates the faults in the prior encumbrance certificate.

Hi Buddy,

I was wondering about the process of EC view online Tamil Nadu. Thanks to Somnath’s answer about the procedure to download EC online. I have gone through his answer and I am extremely indebted to him as he detailed the process very smoothly.

I have heard that, according to Standing Order 979(ii), the encumbrance certificate must be completed and issued within 4 days of the date of application submission for offices and periods that are not computerised. The encumbrance certificate will be given immediately for the computerised term.

As you must be aware that with the EC, You can get extensive information on earlier transactions with an encumbrance certificate, which will aid you in obtaining proper property entitlement. As a result, obtaining an encumbrance certificate is always suggested.

So considering the importance of EC, I followed the steps mentioned by Somnath, and finally, I was successful with EC download Tamil Nadu.
