You can do the joint khata transfer Bruhat Bengaluru Mahanagara Palike (BBMP) via the SAKALA portal. Here are the steps:

  1. When a property has a khata registered in the names of joint owners (for example, spouses, siblings, or multiple co-owners), and you want the khata transferred to reflect a change of ownership, the first step is to ensure that the title deed has been registered and that all necessary tax/khata records are up to date.

  2. You then access the SAKALA portal to apply for the khata transfer. Log in or create your account, select the “Khata Transfer”, fill in the required details, names of existing khatedars and new owner(s), and nature of transaction.

  3. Now, you upload the required supporting documents. It can be a certified copy of the registered sale deed or gift deed, or succession deed, encumbrance certificate, latest paid tax receipt(s), the previous khata certificate, etc.

  4. Once the application is submitted, you will receive an acknowledgment with a SAKALA application number. 

  5. A BBMP Revenue Officer will verify the documents and the property details.

  6. After verification, you’ll receive a notification to pay the applicable khata-transfer fee.

  7. After the fee is paid, the khata transfer is approved, and a new khata certificate/extract is issued in the updated ownership name(s).
