Hey,

Dividing land into plots can be an effective way to add value to the land, so I can understand why you want to know how to do plotting of land. Luckily, I know about the procedure. Just follow this process:

How to Divide Land into Plots
  • Go to the respective Panchayat taluk office/Circle office/Collector Office (under whose jurisdiction the land is situated).

  • Collect the application form or write it in a paper as advised by the concerned authorities.

  • Submit the application form along with the documents.

  • After verification, the official will register the application and put up the same before the Tahsildar. You may have to pay the required fee to them.

  • The Thasildhar will then pass the order, directing a revenue officer to subdivide after scheduling a date and serving the notice in respect thereof to every tenure holder concerned. This will be done within 3 months from the date of order passed by the concerned authority.

  • During the plot’s demarcation, a revenue officer will prepare a spot memo. It needs to be signed by all the parties concerned along with any 2 independent witnesses or the Chairman of the Land Management Committee present at the time of the sub-divide.

  • In case any party refuses to sign the spot memo, the endorsement to the effect will be made by the Revenue Inspector. The further process will be taken on a case-to-case basis.

  • The Revenue officer will submit the report of sub-divide with spot memo within 15 days from the date of dividing.

In some states, you can approach over-the-counter services, such as e-Seva or CSC centers to apply for it. Some states allow people to divide land into plots online using their website. For instance, in Maharashtra, you can visit the Maharashtra Industrial Development Corporation (MIDC) website to apply for the same.

Necessary Documents: How to Divide a Land into Plots
  • Notary/Affidavit specifying that you are the owner of the land

  • Address proof

  • Identity proof (preferably Aadhar Card)

  • Land documents (attested by a Gazette Officer)

  • Sketch map for the proposed division as prescribed

  • Original gift partition deed/sale deed

  • NOC of the village accountant

  • Property Title Deed

  • Certified survey map

  • Zonal certificate from Urban Development Authority

  • Certified copy of rights of occupancy

  • Certified copy of the Land Tribunal Order

  • Records of Rights and Tenancy Certificate (RTC)
