After buying a property, you must change the name on the electricity bill (BESCOM) to avoid bill or ownership issues and make it a valid address proof. Here is how to do EB transfer in Bangalore:

  • Get Documents Ready:

    • Sale Deed or proof of ownership

    • Latest Property Tax or Khata Certificate

    • Latest Electricity Bill

    • Photo ID (Aadhaar, PAN)

    • NOC from previous owner (if required)

  • Visit the nearest BESCOM subdivision office and collect the Name Change or Ownership Transfer form, or visit the BESCOM or Sevasindhu portal.

  • Submit your “Ownership Transfer" application, upload documents, and make a payment.

  • Authority verifies your meter details and may issue a field report. 

Once approved, the electricity bill name will be shown in the new owner’s name on the next billing cycle. Hope it helps you.

To transfer Khata, you must submit an application through the Sakala portal. Khata transfer (property mutation) updates the municipal property register and issues a new Khata or e-Khata in the new owner’s name after a sale, gift, inheritance, or court decree. What is Khata Transfer Process?

  • Collect Documents:

    • Registered Sale Deed / Title Deed

    • Latest Property Tax Paid Receipts

    • Encumbrance Certificate (EC)

    • Previous Khata & Extract (if available)

    • Proof of identity of buyer or seller

    • Affidavit (if inheritance/gift)

  • Visit Sakala (sakala.kar.nic.in) or the e-Aasthi / Sevasindhu portal. 

  • Create account → select Khata Transfer → upload documents. 

  • BBMP verifies the documents, property details, taxes and may ask for additional info. 

  • Pay transfer fee, typically 2% of stamp duty value (plus nominal e-Khata fees).

  • You will receive a Sakala tracking number and status updates via SMS/email. 

  • Once approved, a new Khata / e-Khata is issued to the buyer.

You can also file at your local BBMP ward/revenue office or Bangalore One centre if online isn’t working. Hope you found this helpful.
