For properties in the Mumbai City District (Island City) area, use the “Property Card” service on the official Mumbai City Collectorate website (
https://mumbaicity.gov.in/en/property-card/). Go to the website, login or register if required, navigate to the Property Card section. Input CTS number or property identifier to fetch the card.
Another useful portal is the state registration department’s e-Search (
https://esearchigr.maharashtra.gov.in/) for registered documents (to check sale deeds, conveyance etc). On the registration department site (eSearch), input document number or owner name or property details to view registered documents and check chain of ownership.
Before you start your search online, get the following ready:
CTS No. (City Survey Number) or Plot/Survey number for city property (especially Mumbai City District).

I visited the
Mahabhumi website.Then, under the free services, I clicked on the ‘Bhulekh (View Online 7/12, 8A, Property Card)
This will lead you to another page, where you can enter all the details like district, taluka, village, etc.
After filling in the details, I submitted it, and the system showed me the property details.
So, this is exactly how I could get my property ownership details in Mumbai.
How to Use Mahabhumi App?
In case the official website doesn’t work or you need an alternative way, here’s how I’d suggest using the app to get all the details.
Download the Mahabhumi App.
Go to the ‘Property Records’
Then, enter all the required information related to your property.
Finally, click on submit. This will fetch you the ownership details.
