If you want to know how to check site owner details in Karnataka, you must go to the Bhoomi portal (via

https://landrecords.karnataka.gov.in/

). This portal covers rural and semi-urban land records (RTC – Record of Rights, Tenancy and Crops), ownership details, and mutation status. You will need basic information about the property:

  • District

  • Taluk

  • Hobli/Village

  • Survey-Number (and/or subdivision/hissa number)

How to Check Land Ownership in Karnataka?

To see the ownership, follow these steps:

  • On the portal, select the option like “View RTC & MR” (or “View Land Records”). 

  • Enter the details (District, Taluk, Hobli/Village, Survey number / Owner name). 

  • Click “Submit” / “Fetch” to view the record. The result will show the owner’s name, land type, area, and mutation details.

If the property is in a city (e.g., Bengaluru), also verify the municipal record at the Bruhat Bengaluru Mahanagara Palike (BBMP) property register or the e-Khata/UPOR (Urban Property Ownership Record) portals. 

Even if a record shows an owner, you must verify the sale deed and check for any encumbrances. Ensure the details on the portal match the physical deed (name, survey number, area). Hope this helps you.

After searching for quite a while, I came across a property I liked. I badly wanted to purchase the property and wanted to ensure there were no issues with it. So, I planned to check the ownership and other details of the property. I looked up how to check property ownership online in Karnataka. I have added the steps that I followed below. 

How to Check Land Ownership in Karnataka?

I learned we need to use the Bhoomi portal to check land records. Here is how you can do it, too. 

  1. Visit the official

    Bhoomi Karnataka portal

  2. Locate the View RTC and MR and click on it.

  3. Provide all the required information and click on Fetch Details.

And after that, all the Bhoomi land records will be available on screen. This is how I could check all the required details. After checking that, I could learn that there were some issues with the property and I refrained from purchasing the property. Hope this helps.
